The closest thing I could tell you is that I have a client with 500 acres on Cat Island and he is looking for about $3.5 Million. If you break that down. it works out to be $7,000.00 per acre or $6.30 per square foot. Again this would only give you an idea. Location, accessability, and size will also play a factor. Check out the property Hawks Nest is selling on the road from McQueens Beach to the resort on their website (Hawks-Nest.com)under Heritage Homes. Six home sites (each approximately .75 acres) share a cul-de-sac, a pool and 400 feet of beach area. Each lot has power, phone and reverse osmosis water. They are asking (and appear to be getting) $220,000 for the beachfront and $170,000 for the houses closer to the road.
