Hello All,

I am a Bahamian Attorney practicing in the area of conveyancing. I deal quite frequently with Bahama Sound properties and would be able to provide you with any information you would need with regard to how to go about purchasing and/or selling properties there and anywhere else in The Bahamas. I can also refer you to reputable real estate agencies on the Island of Exuma, in particular, to provide you with up-to-date appraisals. I note that one of the concerns listed in the previous postings is the significant discrepancies in the value of vacant properties on the Island. The reasons for this is (1) some of the properties are ocean/beach front properties; (2) some of the properties have infrastructure present at the property site while others have infrastructure nearby or not at all; (3) some properties are more developed and or are located nearby international resorts, such as the Four Seasons Hotel or Emrald Bay; (4) some properties are residential lots while others are multi-family lots; and (5) some properties (albiet not ocean or beach front properties) are seaview1 or seaview2 properties, that is, you would have a seaview at the first or second floor of your residence.

The list of reasons can be infinite depending on the lacation and details of the property. However, the best course of action would be to obtain an appraisal report.

There seems to be a lot of activity on this board.

Does anyone have anything to sell? - and has anyone dealt with the UK agents for BAL?

I would also be interested in knowing just quickly this land is selling - and how much is left.

If I wait until this Sept/Oct to see any possible plots before purchasing would I have left it too late?

I have property in Bahama Sound #16 and I remember a ruling that only a Bahamaian Citizen could purchase an undeveloped lot.

Also I understand that our land could used for planting crops.

Furthermore, the last time my friend (Pieter Kreyns) visited the Island he couldn't find my property since street markers on the curbs were obliterated.

To all of you that are wanting to sell your lots on Great Exuma: As of the last time I checked, you cannot sell your unimproved lot unless the buyer guarantees he is going to build on it. Unless the lot is ocean front, or close to it, I believe the land is relatively worthless. However, my wife and I and the kids and grandkids do enjoy visiting our "piece of paradise" now and then. The island is a great place to visit.

Anne: My siblings and I are looking for information on a plot in Bahama Sound #9. Our parents bought it back in the late 60's as well. We're thinking about flying out there to look at the land and decide on whether we want to build on it or just sell it.

If anyone is planning a visit or lives out there and would be willing to take a picture or just look at it and tell us what shape it's in, it would be greatly appreciated!

To previous posters. I am trying to get some information on Bahamah Acres LTD as it pretains to Bahama Sound of Exuma #15. My wife and I own a lot there but have lost contact with all of the parties involved in our purchase transaction in the late 1960s. Frank Magnuson was the President of BAL at that time.
